A Clearinghouse Testimonial

“We were frequent visitors to the LSP Farmland Clearinghouse before we actually thought we were ready to buy a farm. We were in our second season of renting, thinking that we could continue renting where we were for another three-to-five years, when we saw our future farm listing on the Clearinghouse. As we left the farm we found on the Clearinghouse after that first visit, we knew we needed to try to buy it even if we weren’t totally ready; it was our dream farm.

“It took nine months to work through the Farm Service Agency (FSA) loan process. My advice for beginning farmers wanting to start a farm in general is always to start small and wait to buy land. Build a business that can support a loan payment before going into a huge amount of debt. Once you are ready to buy land, expect delays — the FSA doesn’t work quickly. If you are going to use an FSA loan program, be sure you meet the requirements before starting the process. Even though it took nine long months to close on our loan, I would still recommend it. The requirements are reasonable (if rigid), and the benefits and interest rates make it worth the hassle.

“Landowners that want to list on the Clearinghouse, I hope, will also know how long the FSA loan process may take, and will be willing to ride it out because they are committed to finding the right people to care for the land.”

Seeking Farmer: Wisconsin (West Central)

Anton and Rachel are seeking a farmer(s)/orchardist(s) to transition into running an orchard and/or diversified farming operation on their 60 acre farm in southern Dunn County near Menomonie. Specific arrangements and options for involvement are flexible, but could include managing the business, purchasing all or part of the operation, or other creative arrangements. Infrastructure, housing, and equipment are all available. Our main interest is in finding someone who could transition into taking over day-to-day management of all or most of the operation. The orchard consists of two separate 5 acre blocks. Approximately 30 acres are wooded on relatively steep slopes, the remaining 20 acres contains gently rolling pastureland, and the land around the buildings. All the buildings were self-designed and mostly self-built, and are all unique. A 6.8kW solar array is installed on roofs of two buildings and provide for a significant portion of the energy use of the farm. There are about 12 acres of electric fenced pasture, waterlines for grazing, and supplies for rotational grazing. Other outbuildings include a couple of sheds, a covered garage/carport, a unique self-built barn which is mostly used as a workshop/storage, and a fully enclosed and insulated 2200 sq.ft packing facility with a large (20x24) walk-in cooler and small 600 sq. ft. 1 bedroom upstairs apartment. The certified organic orchard operation includes about 10 acres of fenced in trees and bushes. The principal crop is apples with smaller plantings of pears, plums, currants, and blueberries. Orchard includes many varieties of apples, with harvest extending from very early season (late July) through the end of October and includes many heirloom, disease resistant, and other unique varieties. The orchard sells CSA-style fruit and apple shares, with an existing member base, as well as selling in markets in Minneapolis, and a small amount of wholesale sales. More recently, the orchard obtained a license to sell farmstead hard cider.

Farmland for Rent or Sale: Minnesota (West Central)

Scott is seeking a farmer to rent or buy a 0.56 acre urban homestead in the city limits of Fergus Falls, Minnesota, Otter Tail County. There are sixty-six 25’x30” raised beds built with 18” wood chip paths between beds. The front yard is a terraced south-facing slope sized about 20’x100’ with raised beds and mounds for squash. All the beds are prepared for connection to an irrigation system, which is partially installed. There is a tool shed, covered compost bins, a 14'x25' high tunnel, and chain link fence surrounding most of the property. Peach trees, countless native pollinator plants and berry bushes have been planted and tended for 2-4 seasons. The property has been under current ownership for the fourth growing season with extensive soil amendments, composting, favoring no-till practices and no application of chemicals. A permit to raise chickens has previously been used. The property includes a newly renovated 4 bedroom/1 bath house with a basement, garage, and deck.  The property and community are excellent for raising children on a market garden. A robust Farmer’s Market and indoor winter market, as well as local health foods store/farm-to-table restaurants, herbalists, and public and private schools can support in-town market opportunities. A regional Food Council, the local chapter of the Sustainable Farming Association, and other local and regional food initiatives are available for peer support and networking. Use these links to access photos and descriptions of the house (http://tiny.cc/kk8z001) and farm (http://tiny.cc/r63z001). Available 6/1/26

Amy is seeking 40 acres of farmland to buy in Wisconsin.  Farm Transition Plan: Looking to purchase 40+ acres with the intention of developing only 5 acres initially. The remaining acreage would be leased back to the seller for $0 for a period of 10 years with the buyer retaining the right to develop up to 2 additional acres per year. This would provide a liquidity event now for the seller while maintaining current farming operations.  No house is needed.

Farmland for Rent: Wisconsin

John and Sonya are seeking a farmer to rent part of their home farm including 10 acres of hay (cool season grasses) and 18 acres of a former CRP field (forbes, warm season grasses, willow etc) on a former dairy farm in Spring Valley, Wisconsin (45 miles east of St Paul, MN). No chemical herbicides or fertilizers have been used here for decades. They are looking for someone to continue working this land for hay, row crops or prairie. They are willing to offer assistance conditioning the land, a long term low-rent contract, and possible sale of the land to anyone who can practice sustainable agriculture on this property. The land has easy access, but is secluded, on a dead-end road. There is a water hydrant available - on a shared, residential well. There is also a 36 x 26 pole building which could be used, depending. They would consider low-impact livestock pasturing but fence and watering infrastructure is needed. The land is available immediately.
